1. What ClearCost provides
ClearCost (clearcost.au) is operated by Akai Renga Pty Ltd (ABN 27 164 719 073). It prepares Quantity Surveyor cost documents from the plans and documents you upload: Estimated Development Cost (EDC) reports for NSW development applications, defect cost estimates, and builder bills of quantities. Draft calculations are produced with the assistance of AI tooling and issued under the certification of an AIQS Certified Quantity Surveyor (Member No. 9497).
2. Free preview, paid report
For the three reports, uploading your document and viewing the cost preview is free and requires no account. The full certified report is charged at the price displayed before payment (EDC report $895, building inspection cost estimate $55, Bill of Quantities with the 3D Estimate $295, all in AUD and inclusive of GST unless stated otherwise). Payment is processed by Stripe; ClearCost does not see or store your card number.
The total estimate from the 3D Estimate at clearcost.au/3d is free, within a daily limit on plan uploads. One payment of $295 including GST, by card through Stripe, buys 2 things for one set of plans: the full breakdown (the cost of each element and each construction stage, the quantities and rates), which stays available in your account for every model read from those plans, including changes you make to it; and a Bill of Quantities prepared from the same plans, as a PDF report and in Excel, emailed to you when it is ready (usually within about 10 minutes). The 2 example buildings show their full breakdown free. Uploading your own plans requires a free account: your email address, your name and whether you are an owner, builder, designer or developer. A phone number is optional. The example buildings open without one. It is an indicative estimate: the building is modelled from what is written on your drawings, quantities are measured from that model, and values the drawings do not give are assumed and listed. It is not a certified quantity surveyor's report, a quotation or a valuation, and it is not issued under QS certification.
3. Your responsibilities
- Upload only documents you have the right to use.
- Check that the drawings you upload are the current revision for your application. The report is only as accurate as the documents provided.
- Do not attempt to misuse, reverse-engineer, or disrupt the service.
4. Reports and their use
EDC reports are prepared in accordance with the AIQS Practice Standard for Construction Cost Assessments (2nd Ed) and NSW Planning Circular PS 25-004, for use with the development application identified in the report. A report speaks as at its date and is based on the documents supplied; it is not a quotation, valuation, or guarantee of construction cost.
5. Liability
Nothing in these terms excludes rights that cannot be excluded under the Australian Consumer Law. Subject to that law, ClearCost's liability for any claim arising from a report or the service is limited to resupplying the report or refunding the amount paid for it.
