Terms of Service
1. What ClearCost provides
ClearCost (clearcost.au) is operated by Akai Renga Pty Ltd (ABN 27 164 719 073). It prepares Quantity Surveyor cost documents from the plans and documents you upload: Estimated Development Cost (EDC) reports for NSW development applications, defect cost estimates, and builder bills of quantities. Draft calculations are produced with the assistance of AI tooling and issued under the certification of an AIQS Certified Quantity Surveyor (Member No. 9497).
2. Free preview, paid report
Uploading plans and viewing the cost preview is free and requires no account. The full certified report is charged at the price displayed before payment (EDC report $895, building inspection cost estimate $55, builder BOQ $295, all in AUD and inclusive of GST unless stated otherwise). Payment is processed by Stripe; ClearCost does not see or store your card number.
3. Your responsibilities
- Upload only documents you have the right to use.
- Check that the drawings you upload are the current revision for your application. The report is only as accurate as the documents provided.
- Do not attempt to misuse, reverse-engineer, or disrupt the service.
4. Reports and their use
EDC reports are prepared in accordance with the AIQS Practice Standard for Construction Cost Assessments (2nd Ed) and NSW Planning Circular PS 25-004, for use with the development application identified in the report. A report speaks as at its date and is based on the documents supplied; it is not a quotation, valuation, or guarantee of construction cost.
5. Liability
Nothing in these terms excludes rights that cannot be excluded under the Australian Consumer Law. Subject to that law, ClearCost's liability for any claim arising from a report or the service is limited to resupplying the report or refunding the amount paid for it.
